Rental conditions for Sjusjøen Hytteutleie AS

These terms, along with your booking, constitute a binding contract for your stay in our rental units. 

Consumer purchases are regulated by laws including the Consumer Purchases Act, the Right of Withdrawal Act, the Marketing Act, the Personal Data Act, the Contracts Act, the E-commerce Act, and the Credit Purchases Act. For more information about your rights and obligations when making a purchase, these laws can be found on lovdata.no. 

Where these terms require written communication, this is fulfilled through email, letter, or similar. 

Definitions

These rental terms apply to individuals when booking one or more cabins/apartments, hereafter referred to as individuals

The rental terms also apply to companies, associations, or sports teams when booking one or more lodges, cabins/apartments, hereafter referred to as groups

Payment

Sjusjøen Hytteutleie uses payment solution provided by NETS for payments made via the website and payment link. When booking a stay through Sjusjøen Hytteutleie’s own sites www.sjusjoen.no and https://booking.sjusjoen.no, as well as other partners where booking with Sjusjøen Hytteutleie AS is possible, payment is made directly on the site. When booking via email or phone, the tenant will receive a payment link along with the confirmation, or an invoice can be sent. 

For individuals

  • If booking more than 31 days before arrival, the total amount can either be paid in full or in installments immediately after booking.
  • For installment payments, a minimum of 10% of the total rental amount is required at the time of booking.
  • The remaining amount must be paid no later than 30 days before the arrival date.
  • For bookings 30 days or less before arrival, the total amount must be paid in full at the time of booking. 

For groups

  • If booking more than 61 days before arrival, the total amount can either be paid in full or in installments immediately after booking.
  • For installment payments, a minimum of 10% of the total rental amount is required at the time of booking.
  • The remaining amount must be paid no later than 60 days before the arrival date.
  • For bookings 60 days or less before arrival, the total amount must be paid in full at the time of booking. 

For all bookings, failure to meet payment deadlines gives Sjusjøen Hytteutleie the right to cancel the booking. Any amounts already paid are non-refundable. 

Cancellation of all or part of the booking

For individuals

  • If cancellation occurs more than 31 days before arrival, 10% of the total rental amount is non-refundable.
  • If cancellation occurs less than 30 days before arrival, 100% of the total rental amount is non-refundable. 

For groups

  • If cancellation occurs more than 61 days before arrival, 10% of the total rental amount is non-refundable.
  • If cancellation occurs less than 60 days before arrival, 100% of the total rental amount is non-refundable. 

Any outstanding amounts must be paid by the tenant upon cancellation according to the specified payment deadlines. All cancellations and changes must be made in writing. 

Changes to booking

  • Extending a booked stay depends on availability and must be requested. Any price difference must be paid immediately after the extension is confirmed.
  • If checking out earlier than planned, no refund will be given for the remaining nights.
  • For reduction in the total booking that includes more than one unit, the cancellation policy applies. 

Insurance


The tenant is responsible for their own relevant insurance policies, such as travel and liability insurance. The tenant is also responsible for informing their travel companions about this. 

Booking

The tenant must be at least 18 years old to rent cabins and apartments. For Lodges, the tenant must be at least 23 years old. This also applies if booking on behalf of others, so that the tenant is not the same person who arrives. If it turns out that the tenant/arriving guest is not at least 18/23 years old, keys will not be handed out, and the rental amount will not be refunded. 

The tenant will receive a confirmation email with payment information when the booking is completed, provided that Sjusjøen Hytteutleie has received a correct and valid email address. It is also advised to check the spam folder if the email does not arrive within the expected time. 

The tenant must check the confirmation received from Sjusjøen Hytteutleie to ensure that it matches the booking. Ensure that the arrival and departure dates, the number of people, and the type of accommodation unit match the booking, and that any additional services, such as bed linen, high chair, baby cot, access to electric car charger, and hot tub, are correctly included in the confirmation. 

By confirming the stay, the tenant accepts the rental terms. 

Sjusjøen Hytteutleie is obliged to ensure that the tenant’s information is not misused, sold to third parties, or otherwise distributed without consent. 

By making a booking, it is agreed that Sjusjøen Hytteutleie may send relevant information to the provided email address. 

Priser

The agreed prices are binding for both parties, whether the agreement is made verbally or in writing. 

Sjusjøen Hytteutleie reserves the right to make price changes due to significantly increased costs of goods and services, increased taxes, or other circumstances beyond Sjusjøen Hytteutleie’s control. 

Check-in and check out

Check-in is from 16:00PM, and check-out is by 11:00AM. 

Key collection and return for all units takes place at or outside Sjusjøen Hytteutleie’s reception building, located at: Sjusjøvegen 1595, 2612 Sjusjøen. Note that a toll barrier must be passed to reach cabins and apartments located in the Rømåsen area from November 1st to May 1st, as well as Storåsen, which has a year-round toll barrier. The toll fee is fully paid by the tenant. All tolls are managed by Youpark, and payment information is available at www.youpark.no. Sjusjøen Hytteutleie is not responsible for any fees resulting from passing the barrier without payment. 

For arrivals outside opening hours, keys will be placed in a key box. Driving directions to the cabin/apartment will be in an envelope in the mailbox under the key boxes. For late arrivals, Sjusjøen Hytteutleie must be notified by 12:00AM on the arrival day. 

Cleaning


Upon departure, the tenant must tidy up after themselves. This includes wiping spills on dirty surfaces, doing the dishes, removing trash and empty bottles from the accommodation unit and the associated outdoor area. Trash should be disposed of in designated general waste containers or at the waste disposal point at Benstigen.

Rented bed linen should be removed and placed next to the bed upon departure. If the inspection staff does not approve the tidying, a fee will be charged. Remember to close all doors and windows and unplug small electrical appliances. 

Snow shoveling and plowing during the winter season


During the winter season, Sjusjøen Hytteutleie is responsible for ordering plowing and snow shoveling at the entrance area. However, on days with heavy snowfall/wind, the tenant should expect to shovel their way to the entrance due to snowdrift. On stormy days, there may also be delays in plowing the driveway, even though Sjusjøen Hytteutleie has ordered plowing for arrival. The reason is that plowing crews must prioritize plowing common roads to ensure access for emergency vehicles. 

During the stay, the tenant is responsible for shoveling snow at the entrance and/or where the plow cannot reach around the rented cabin/apartment. Snow-free terraces/verandas are not standard during the winter season.

If desired, this service can be ordered by the tenant for an additional cost. The tenant is responsible for ensuring that their vehicle is equipped for the driving conditions during the stay. 

General information


Sjusjøen Hytteutleie AS disclaims responsibility for mistakes made by the tenant and their party if they have not followed our terms. 

Privately owned cabins and apartments


Sjusjøen Hytteutleie AS is the sub-lessor of privately owned cabins and apartments and the contact point for the tenant from the first inquiry until departure. 

Privately owned cabins and apartments cannot be expected to have standardized furnishings and equipment. If the tenant requires non-typical equipment during their stay, they are advised to bring it themselves, including kitchen utensils. The tenant is obliged to treat other people’s property with care. 

Special requests


If the tenant wishes for the accommodation unit to have specific facilities, location, or if the tenant has special requirements for the accommodation unit, and this is not clearly stated in the description of the unit and Sjusjøen Hytteutleie’s confirmation, the tenant MUST contact Sjusjøen Hytteutleie AS directly. It is the tenant’s responsibility to ensure that the accommodation unit has the desired qualities before the booking is completed. Once the booking is made, this type of deviation will not be grounds for cancellation. 

Lost items


Sjusjøen Hytteutleie AS is not responsible for lost items. 

Hot tub

Some cabins have a hot tub as an additional offer to the tenant. There is an extra charge for renting the hot tub. Sjusjøen Hytteutleie is responsible for preparing and cleaning the hot tub beforehand. The tenant is responsible for handling the hot tub according to instructions provided by Sjusjøen Hytteutleie during the stay.

If the hot tub is rented by two different parties arriving and departing on the same day, the arriving party must understand that the hot tub needs 24 hours to heat up after cleaning before use. 

Tenant’s responsibilities during the stay and other terms


The tenant is required to treat the rental unit, furniture, and equipment associated with the unit in such a way that no damage or unnecessary wear and tear occurs. The tenant is financially responsible for any damage and destruction caused by the tenant and their party during the stay. 

Noise

Noise and disturbances in the rental unit that are a nuisance to neighbors will be reprimanded. If the reprimand is not heeded, immediate eviction may occur. In such a situation, the rental amount will not be refunded. It should be quiet no later than 11:00PM. 

Tenants may unexpectedly be exposed to noise from construction projects, traffic, or similar. Sjusjøen Hytteutleie cannot be held responsible for such noise. 

Number of people

The rental unit may only be occupied by the contracted number of people. This number includes children. 

Pets

Pets may only be brought to units where this is permitted, and payment for this is agreed upon. Sjusjøen Hytteutleie cannot guarantee that pets have not previously stayed in the unit and is not responsible for the tenant’s allergic reactions as a result of pets being inside the unit. 

Equipment for hire

Duvets and pillows are available in the rental units. Bed linen and towels can be brought or rented from Sjusjøen Hytteutleie. Note that rented sheets are for single beds, and some beds will require extra sheets. Travel cots for children can be rented from Sjusjøen Hytteutleie. Duvet, pillow, and bed linen for the cot must be brought by the tenant. 

All orders must be received by Sjusjøen Hytteutleie no later than one week before arrival. 

Damages and fire alarm

Damage caused by the tenant to the unit and its movable property must be compensated by the tenant. The tenant is required to inform Sjusjøen Hytteutleie of the damage as soon as possible or no later than 10:00 on the following business day. 

If the fire alarm is triggered due to the tenant’s negligence, and the alarm is directly connected to an alarm company and/or the fire department, causing a response, the tenant will be charged. The fee for unnecessary response is NOK 5000, as set by the fire department. 

Smoking is prohibited in all cabins and apartments. If this rule is violated, the tenant will be charged for the cost of removing the odor, with a minimum of NOK 1500. 

Fire and electricity

Fireplaces must be used with care. Lighting must be done with clean wood and/or fire briquettes. Paper in all forms must not be used. The tenant must familiarize himself with the indoor fireplace before lighting it. See the cabin/apartment’s information folder for further information on the fireplace if this is available. Ashes from fireplaces must be treated so that they do not cause damage to buildings or nature.

Some cabins have outdoor fireplaces, either in the form of a portable grill, a fixed grill, or a fire pan. Firewood for outdoor use must be covered at the tenant’s expense and can be purchased from Sjusjøen Hytteutleie.

All types of fires in accessible facilities must be supervised by the tenant. It is not permitted to light fires in the area connected to the cabin/apartment. When lighting fires in open fields, the caution rule applies. Fire bans must be respected. Normal consumption of electricity, wood for indoor heating and water are included in the price.

If consumption exceeds what is considered normal for the size of the cabin, the number of occupants, and the season, an additional fee will be charged.

Sjusjøen Hytteutleie encourages keeping consumption to a modest level. Heat sources and fireplaces should not be covered during use! The tenant will be held financially responsible if a covered heat source or other careless handling of heat sources causes damage 

Electric car / Hybrid car

Some units have a dedicated charging point for electric/hybrid cars. Access to the charging point during the stay can be purchased through Sjusjøen Hytteutleie. Charging of electric/hybrid cars is only permitted if the cabin/apartment is equipped with a charging station/charging box. If renting a cabin/apartment without a charging station/charging box, public charging stations must be used. Contact Sjusjøen Hytteutleie’s reception for information on the nearest charging point. The tenant will be held financially responsible if an unsuitable charging point is used and causes damage. The tenant may be fined for intentional use of a charging point without access granted by Sjusjøen Hytteutleie, with a minimum of NOK 2000. 

TV and internet

Internet is an extra service offered by the owner of the cabin/apartment. Many of the cabins/apartments in Sjusjøen Hytteutleie’s portfolio do not have internet access. Sjusjøen Hytteutleie has simple mobile routers (4G) that can be rented for an additional fee.

Sjusjøen Hytteutleie is not responsible for loss of signals, data volume, speed, overloaded antennas, cable problems, or other coverage issues. For TV, Sjusjøen Hytteutleie is not responsible for signal loss or unsatisfactory channel packages. It should be noted that TV channel packages at cabins/apartments in Sjusjøen Hytteutleie’s portfolio vary. In some cabins/apartments, your own TV and streaming subscriptions can be used. 

Complaints

Any complaints during the stay must be reported to Sjusjøen Hytteutleie on-site. Contact immediately or no later than 10:00 the day after arrival so that the issue can be addressed immediately and with minimal inconvenience to the tenant. The tenant is still obliged to give Sjusjøen Hytteutleie reasonable time to rectify any errors and deficiencies if the error/deficiency warrants it. Errors reported at departure or later will not be compensated financially. 

During weekends and holidays, it cannot be expected that errors/deficiencies will be addressed before the next business day if specialist personnel or purchases from a dealer are required. This does not include critical damage that must be repaired immediately. 

Force majeure and/or extraordinary events and circumstances and unsatisfactory weather conditions

Sjusjøen Hytteutleie cannot be held responsible for unsatisfactory weather conditions, closed facilities, or other conditions beyond Sjusjøen Hytteutleie’s control. We reserve the right for pricing errors, service descriptions, and technical problems that may arise, including power outages, closed roads, and reduced access to the cabin due to weather conditions. 

Due to events beyond Sjusjøen Hytteutleie’s control, Sjusjøen Hytteutleie has the right to move the tenant to an equivalent or better accommodation if possible. If possible, the tenant will be informed in advance of such changes. Such changes do not entitle the tenant to withhold payment for the stay. This includes conditions that make the booked cabin/apartment uninhabitable for the tenant and their party, in Sjusjøen Hytteutleie’s opinion, breach by the owner, or other unforeseen events beyond Sjusjøen Hytteutleie’s control. 

If Sjusjøen Hytteutleie is prevented or significantly hindered from fulfilling its obligations under the agreement due to force majeure events and/or other extraordinary events or circumstances, Sjusjøen Hytteutleie has the right to cancel the agreement and is not responsible for the failure to fulfill the agreement. This applies to events and circumstances – including but not limited to war, natural disasters, pollution disasters, drought, other extraordinary weather conditions, epidemics, pandemics, quarantine measures, closed borders, and/or geographical areas, food shortages, and/or rationing, traffic conditions, currency trading interruptions, strikes, or lockouts. Sjusjøen Hytteutleie’s right to cancel applies regardless of whether the force majeure events and/or the other extraordinary events or circumstances were foreseeable at the time of booking. If force majeure events and/or extraordinary events or circumstances occur, Sjusjøen Hytteutleie has the right to retain all amounts paid by the tenant to Sjusjøen Hytteutleie. 

Data storage

The tenant is important to Sjusjøen Hytteutleie, and the responsibility for the security of personal data is taken very seriously. Sjusjøen Hytteutleie undertakes to protect personal data and practice transparency about the information collected and what it is used for.

What information is processed and how it is used:

Sjusjøen Hytteutleie processes visitor information. This is information automatically generated by the server when someone visits www.sjusjoen.no. This typically includes which pages were downloaded, the time, which page generated the visit, IP address, type of device (e.g., iPhone), type of browser, and operating system.

Visitor information is used anonymously for the purpose of operating and further developing the website. If information is filled out in registration forms, Sjusjøen Hytteutleie will also process this information. This information is used to administer the services. Email addresses can be used to send advertising if consent is given or if otherwise permitted by Norwegian law. The information is disclosed to HAUS, which hosts www.sjusjoen.no, and BookVisit which hosts our booking system https://booking.sjusjoen.no. 

How is the information stored? 

Technical, physical, and organizational measures have been implemented to prevent personal data from being lost or accessed by unauthorized persons. This includes storing the information encrypted where necessary. Other information received is deleted when there is no longer a need for storage, and at most within 3 years.

Sjusjoen.no contains links to websites owned and operated by others. These privacy terms apply only to Sjusjoen.no, and Sjusjøen Hytteutleie is not responsible for how personal data is processed on external sites. 

Changes


Changes to the privacy statement will be published on the sjusjoen.no website. Continued use of the website means acceptance of the amended privacy terms. Users of the website should regularly check the privacy statement. Sjusjoen.no may, by agreement with TripAdvisor or Google, collect and display reviews from users who have posted information on relevant destinations and products on TripAdvisor or Google. You have waived all rights you may have when writing these user reviews. Contributions can be freely used, copied, distributed, and published in all media and in all ways without permission.
